He is one of the leading solicitors in the area of adverse possession. He represented Mr Keith Best in one of the leading cases on adverse possession, (Keith Best v HM Chief Land Registrar), in which he was successful in the Court of Appeal.
He has extensive experience in major adverse possession matters. He has acted in the First Tier Tribunal (Property Chamber), Upper Tribunal (Lands Chamber), County Court, High Court and the Court of Appeal.
Riz is regularly instructed to advise on and submit applications for adverse possession to the Land Registry. This includes advising on appropriate evidence and legal procedures and assisting with drafting statutory declarations and ADV1 / first registration forms for submission and thereafter liaising with the Land Registry on any requisitions they may raise and if appropriate challenging decisions. He has advised on a broad range of applications involving registered and unregistered land, strips of land, flats, suburban houses and multi-million pound London real estate.
